Strata report analysis for apartments and townhouses

Strata reports are assessed well beyond levies and meeting minutes. I look closely at the financial health of the owners’ corporation, sinking fund adequacy, maintenance patterns and the likelihood of future special levies that could materially affect ownership costs.

Market analysis and pricing reality

Comparable sales are analysed with precision to ensure value is grounded in evidence, not emotion or agent-led price positioning. This protects buyers from overpaying and ensures offers reflect real market conditions.

Environmental and site-specific risks

Where relevant, environmental considerations such as drainage, contamination risk or site constraints are assessed. For buyers considering upgrades or redevelopment, feasibility is factored into the decision early.
